What's the best looking planned community in the US?

I'd nominate- Alys Beach. Nothing else looks like this.

Why? Because there are hard rules: Image
Everything is the same height, and same color. Image
Very consistent architecture throughout. Bermuda inspired moorish. All super symmetrical.
Image
Image
Big outdoor planters everywhere. Home either has a courtyard or is built around courtyards.
Image
Image
Window/shutter sizes, height, orientation all strictly aligned with each other
Image
Image
Two of a kind at the front, two of a kind in the back.

There are probably a ton of other rules at play. This is just what jumped out to me.

Whether or not you like this, you'd certainly have to say they achieved a Very Specific Aesthetic. Alys Beach feels like a cohesive place.

What are you favorite planned communities?

Want to make your house look 75% better?

Make rules and Follow them!

Here are 8 rules you can follow to create an eye popping theme: Oak House by Kennedy Nolan
1. Follow a color scheme.

Pick 1 primary (exterior or interior) and 1-2 accents

Commit. Be brave.

2. Use a unique texture & repeat it 3 times.

Take concrete for example. You could have a concrete fireplace, a concrete shower, and a concrete bench

Could do the same with tile, or stone or plaster

How to make a cramped room feel Huge

9 small moves for big minds:
Color

If you want your space to feel bigger, you need to use lighter colors.

The color of the walls is most noticeable.

I love color, but in this case pastels and muted tones are best.

Light colored flooring (or lighter rug) will also really expand the perception of space.
Tall furnishings to draw those eyes UP:

Tall shallow bookshelves

Big Art, mounted high.

Light colored curtains secured right at the top of the ceiling

TALL (not wide) plants or medium plants lifted high on columns.

Pendant light hung higher than normal

Ever look at something and wonder why you like it?

All of design can be boiled down to Ratios Image
The best architects & designers blend a mixture of all kinds of elements in a space to hit a sweet spot

Striking a balance. The right ratio

But what & how? Image
The Golden Ratio in design is centuries old design principle that can be generally summed up as a ratio of 60/40.

It's used in every area of Architecture and Design to make things more visually pleasing.

Why Go Inside When You Can Have an Outdoor Room?

A thread Image
Your yard is part of your house.

It is not separate, it IS YOUR HOUSE.

It is where you LIVE. You should make it a ROOM, that just happens to be outside.
What makes a room a room? Enclosure, baby.

This is why New Orleans rules. It is the peak vibe in the entire US. Why? Courtyards, mainly.

A courtyard is a room outside.

How do you make walls, you ask (assuming you're not going to actual build walls)? ImageImage

Are your Airbnb's a little....mehh, anon?

Is your home a normie haven of Target throw pillows, gray microfiber furniture & shame?

Fear not!

Here's 15 simple fixes you can jump on, right now, to turn away from a basic past & embrace a whole new you:
1. Change all your light fixtures - will do wonders & doesn't have to be expensive! Ask me for my two cents if you are struggling on picks.

Lights are illuminated sculptural art, they matter, and you deserve more than boob lights from Home Depot!
2. Plants

Looking at plants makes people feel calm & content. It's just science, man.

Plus they are a living sculpture and your guests will be impressed that you can keep plants alive (and they could even be fake shhh)

Pro Tip: like most decor items, they should be BIG.
